  1. Traditional community template ordinances. Current zoning demands wide streets, separates commercial areas from residential, detached homes from attached homes, and so on. Between our attorneys and planners we have every template the City may need; from zoning ordinances to development agreements; from urban codes and case studies to virtual fire-truck tours on approved traditional street hierarchies.
  2. We listen to you. Community charrettes (large public planning meetings) gather citizens, city officials and business leaders in a room to envision what you want to see and experience in our new neighborhoods (aided by rapid-fire sketches from our designers).
  3. Scenic Viewpoints MapOrdinances and concept plans in place, our planners use sophisticated software programs to align key streets with mountain views, locating parks, schools and other amenities to maximize convenience; you can walk, drive or cycle to everything.
  4. We then engineer each block (what you see below is the Heritage first phase plat – exact street widths, sidewalks, planting strips as approved).
  5. Each house plan is then designed by world-class Classical designers (all designs based on local historic architecture).
  6. Computer Generated Rendering3-D imaging software is used to drop all the house plans into the neighborhood then render them with the colors we’ll use. The Town Architect decides which plans look best next to each other, reserving taller plans with wrap-around porches for street corners.
  7. The Town Architect then meticulously details every view to create outdoor rooms, optimizing safety by slowing traffic on narrower neighborhood streets.
    For instance, since this is a children’s park, the road is very skinny (20 feet wide) and cars are not allowed to park. Few People will drive through this area – they’ll take other more direct streets in our gridded network.   8. Goodboro Homes works closely with our classical architects (many site visits) to detail the homes with authenticity. Our designers cross-train our superintendents and craftsmen on classical proportion, scale and detailing.
  9. Since we have thousands of lots, our craftsmen and suppliers treat us well. We can bulk-buy superior quality materials and offer them at lower prices.
  10. We select preferred mortgage and title companies to take the best care of residents in each village. In return for getting the business for thousands of homes, they offer special loans and other services to delight our customers.
  11. On the technology side, since we are the land owner, again we can demand the best for our home buyers and guarantee aggressive pricing for common services such as Internet, cable TV, phone and video.
  12. Most important, Goodboro Community Properties personalizes the experience, caring for you. We program the Social Hall, parks and gardens with many clubs and festivals; opportunities for you to socialize, learn and serve. Since we represent all the different homes and price points, we help you find the right home for you, not one you can't afford. We walk you through the home three times during construction. We introduce you to your neighbors and welcome you with a move-in party. We even call you a year after you move in to see if there’s anything we can fix.
